New housing plan for 40 homes could reshape edge of rural village

A stretch of open countryside on the edge of a Devon village could soon give way to dozens of new homes, as plans emerge to reshape land bordering an existing community.

An outline planning application has been submitted for the construction of up to 40 dwellings on land north of Six Mile Hill in Tedburn St Mary. The proposal, put forward by Mr M Venn, seeks approval for access at this stage, with details such as layout, scale and appearance reserved for later consideration.

Planning documents show the site covers around 1.3 hectares of pasture land on the north-eastern edge of the village, bounded by established hedgerows and close to existing residential properties.

The scheme would include a mix of open market and affordable housing, with 30% of the homes designated as affordable. This equates to 12 properties, intended to meet local demand, including for younger residents and families who may otherwise struggle to remain in the area.

Two custom-build plots are also proposed as part of the development, alongside green infrastructure, tree planting and sustainable drainage features.

According to the accompanying Design and Access Statement, the development aims to reflect the character of Tedburn St Mary, where most buildings are typically two storeys and constructed using traditional materials such as render and slate.

The site itself slopes gently, with its lowest point to the north-east, where drainage measures are expected to be incorporated. Existing hedgerows and trees are set to be largely retained, with additional planting proposed to soften the development’s impact on the surrounding landscape.

The application follows pre-submission discussions with Teignbridge District Council, which identified key considerations including landscape impact, access arrangements, affordable housing provision and biodiversity.

Community consultation has also taken place, including public meetings and an online engagement process. Feedback from residents raised concerns over the scale of development, traffic, drainage, and the potential impact on the village’s rural character.

Planning documents state the site is proposed for allocation in the emerging Teignbridge Local Plan, which could support its development for housing in the future.
