A riverside Devon home could be demolished and replaced with a larger three-storey property under plans submitted for a site overlooking the River Dart.
The proposal concerns Pipiriki, Riverside Road, Dittisham, TQ6 0HS, where applicant Mr Steve Boxall is seeking permission to demolish the existing detached dwelling and build a new detached home with associated landscaping works.
Planning documents describe the current property as a detached two-storey dwelling with an attached garage. The proposed replacement would include three storeys when viewed from the rear, with an attached double garage, four bedrooms on the road-level floor, main living space below, and a basement level containing a swimming pool and games or entertaining space.
The site sits within the South Devon Area of Outstanding Natural Beauty, but outside the Dittisham Conservation Area. Documents state the building has been designed to work with the sloping topography of the site and would appear single storey from Riverside Road.
The plans also include a lift serving all floors, a double garage, cycle storage, terraces, a garden store and workshop.
According to the design statement, no trees would be affected by the proposals, with mature trees at the bottom of the rear garden retained.
The proposed construction would include concrete pile foundations, triple-glazed powder-coated aluminium windows, improved insulation, solar panels, an air source heat pump and mechanical ventilation with heat recovery.
