Plans for 40 new village homes could change edge of East Allington

A village housing plan could see 40 new homes built on farmland, with affordable properties, open space and wildlife measures forming part of the scheme.

Baker Estates Ltd has submitted a reserved matters application for land south of Dartmouth Road, East Allington, following outline planning permission for the site.

The application seeks approval for the appearance, landscaping, layout and scale of the development, as well as the discharge of several planning conditions.

The proposed scheme includes 40 homes, made up of open market and affordable properties. The homes would include one, two, three and four-bedroom properties, including two-storey homes, bungalows and “barngalows”.

Twelve of the homes would be affordable, representing 30 per cent of the total. The affordable housing mix includes four one-bedroom homes, five two-bedroom homes and three three-bedroom homes.

The site is agricultural land south of Dartmouth Road, adjoining East Allington. It is bordered by existing homes at Lister Way, Dartmouth Road and a play area to the north, and hedgerows with countryside beyond to the south and east.

Access from Dartmouth Road has already been approved as part of the outline planning permission.

The plans say an existing public right of way along the eastern and southern boundaries would be retained, with development set back to create a green edge and preserve views towards St Andrew’s Church.

Public open space, amenity space, drainage, landscaping and ecological measures are also proposed. The landscape and ecological management plan says most existing native hedgerows would be retained, with new species-rich hedgerow planting, wildflower grassland and wildlife features including bat, bird or bee bricks in every new dwelling.

A construction environmental management plan has also been prepared, covering measures intended to reduce harm to biodiversity during construction.
